We buy Houston-area houses directly, as the purchaser.

We're a local buyer, not an agent. If your home in Fort Bend, Harris, or a nearby county has become hard to keep, we can make a straightforward cash offer and work around your timeline.

Where are you right now?

Behind on payments

Missed one or more payments? You may still have several options, including catching up, a workout with your servicer, or selling on your own timeline.

In default / accelerated

If you received a notice of default or acceleration, the lender is demanding the full balance. Timelines get shorter from here, so knowing your dates matters.

In loss mitigation

Waiting on a modification, repayment plan, or other review? A sale can be explored alongside that process, not instead of it.

Listed as a short sale

If your home is listed and the lender must approve a payoff below what you owe, we can submit a purchase offer through your agent.

How we buy

  1. Tell us about the property by form, call, or text.
  2. We review public records and the home's condition, then share a written offer.
  3. If it works for you, a title company handles closing. You choose the date when timing allows.

Once it's posted: how Texas sale notices work

Most Texas home loans use a deed of trust with a power of sale, which allows a non-judicial foreclosure. Under Texas Property Code §51.002, these sales are held on the first Tuesday of the month, between 10 a.m. and 4 p.m., at the place the county commissioners court designates (the sale must begin within three hours after the time stated in the notice).

The notice of sale must be given at least 21 days before the sale date. That means it is posted at the courthouse door, filed with the county clerk, and sent by certified mail to each debtor obligated on the debt. For a residence, §51.002(d) separately requires the servicer to send a notice of default giving at least 20 days to cure before the loan is accelerated and the notice of sale is given.

Notices are public records, so you can look up whether one has been filed for a property. See our monthly county lists. This is a general summary, not legal advice. Exceptions exist (for example, home equity loans require a court order first), so talk to a Texas attorney about your situation.

About us

We're a small, locally owned company in Fort Bend County that buys residential property for our own portfolio. We pay closing costs on our purchases, buy homes as-is, and put every offer in writing. Because we're the buyer, we don't charge commissions. We also don't represent you, so you are welcome to have an agent or attorney review any offer.
